Frequently asked questions about the new development

QWhat do I do if there is something wrong in my home or block?

A
We have appointed Stiles Harold Williams as the managing agent for Phase 1. They will provide facilities management (e.g. cleaning and maintenance) to all of the communal areas to ensure that high standards are maintained across the development, for the benefit of all residents. A servicing and maintenance programme has been developed to ensure that the new development is properly maintained and looked after.

Stiles Harold Williams also manage the aftercare service for residents in the new development. To report defects and repairs contact:

QWho is covered by the Neighbourhood Rules

The rules apply to everyone, regardless of whether they are Catalyst or private tenants, home owners or living in shared ownership properties. The rules will be enforced through tenancy agreements and leases. Residents will be given a copy of the Neighbourhood Rules before they move into their new home and they will be asked to sign an agreement to keep to the rules when they sign their new tenancy.

QWhere should I put rubbish?

A
Residents living in apartments put their rubbish and recycling into bin chutes, which are in a room off the foyer/entrance hallway at ground floor level.

Residents living in duplexes will be given access to the nearest foyer area to put their rubbish and recycling into the bin chutes.

Residents living in mews houses have their own bins and they are responsible for putting their bins out on the streets for rubbish and recycling collection.

Temporary bin arrangements have been in place for Block 1 on Bonchurch Road as the bin chutes cannot be used yet.

QWhere can I store my bike?

A
Secure cycle stores will be available for residents living in the new apartments. Residents need to apply to have access to the cycle stores and will be asked to sign an agreement which specifies the way it is to be used e.g. it is not to be used as a general storage space. Any misuse of the cycle store or communal area will result in permission to have use of the cycle store being withdrawn. Access to cycle stores will be by programmed fobs. Residents living in duplexes and mews houses should store their bikes in their own property/garden.

QHow will community safety be maintained in the new development?

The new development has been built to ‘secured by design’ standards. Secured by design is an official police initiative which aims to reduce burglary and crime in the UK by designing out crime in new and refurbished homes, commercial premises and car parks, through good design and security arrangements. The new development benefits from CCTV in the foyers, video door entry systems for all apartments and a door entry fob system which records access to certain areas within the new development. All of these initiatives will help us to ensure that community safety is maintained in the new development. We also have Neighbourhood Rules which were developed with residents to ensure that everyone is considerate to their neighbours and that the development is a safe, clean and welcoming place. The rules apply to everyone, regardless of whether they are Catalyst or private tenants, home owners or living in shared ownership properties and a number apply specifically to anti-social behaviour. The rules will be enforced through tenancy agreements and leases. Catalyst will take action if a tenant or shared owner does not keep to the rules and our managing agent, Stiles Harold Williams will take action if home owners do not keep to the rules.

QCan I keep my pets?

A
All residents moving into the new development will be asked to apply for permission to keep their existing pet(s) and a record will be made of the pets they have. Where there have been complaints about pets previously, permission will not be given. Residents will need to sign a pet agreement before moving into their new home. If residents do not keep to the pet agreement (e.g. if their pet causes anti-social behaviour or nuisance or the pet is neglected) they may be asked to re-house their pet and/or legal action may be taken against them. Pets cannot be replaced without first seeking permission from Catalyst.
